As of the last week in January, 2018, the market for Coffey Park lots has been very active. Since the fire in October, 32 lots have been offered for sale and 28 of them are either sold or in contract. I expect the four remaining “active” lots will also go into contract quickly, and many more lots are likely to be listed as some owners choose to sell rather than undergo the rebuilding process. A quick look at completed sales shows that five of the six lots sold for between $5,000 and $17,000 over the asking price while one lot sold for the exact asking price. There appears to be a premium paid for the larger lots in Coffey Park, but the highest “per square foot” price belongs to a 4,500 square foot lot which sold for $36.78 per square foot. All the lots were in the range of $26.50 to that higher price with final sales of the first six lots all clustered between $165,000 and $195,000. We can’t know the prices on all the lots that are in contract until they are final.
